Our Project Delivery services include:

  • Early Due Diligence and Assessment:
    • Assistance with determining project vision and cost to ensure it meets client expectations
    • Assistance with vetting go/no-go for project viability
    • Creating project cost modeling to meet proforma objectives
    • Performing due diligence efforts to ensure property and infrastructure meet project needs and risks are understood
  • Design and Preconstruction Management:
    • Creating strategy from project vision and goals; selecting, contracting and onboarding architect, engineers, consultants, and general contractor; overseeing and managing all phases of design including programming, concept test fits, schematic design, design development, construction documentation
    • Managing and overseeing land use and permitting process to assist owner with paying for only what is necessary and getting the most out of the process in terms of cost and time
    • Funding, financing, and budgeting – developing full project cost models with input from the market and/or third party cost experts; assisting with the process to get financing approved and working with the financer’s monthly requirements; backwards cost engineering to determine how large or what program is affordable with client’s budget caps
    • Schedule development – full project timeline development and oversight; analyze and review general contractor’s schedule and collaborate with them to optimize delivery dates
    • Oversee, review, negotiate the development of the contractor’s final price for the cost of the work; negotiate terms of the contract that benefits all parties equally for the optimal outcome for the client
  • Construction Management and Owner Activities:
    • Manage, review, oversee the construction phase
    • Manage, review, oversee cost changes and schedule progress
    • Facilitate and manage the furniture, fixtures, and equipment (FF&E) selection, procurement, and implementation, including information technology (network, security, access control, public address, audio-visual system, etc), interior and exterior signage, etc.
    • Monitor and advise on project cost during construction, risk management, and opportunities
